  A Notary Public: (1) identifies a signer, (2) certifies the signer’s signature on a document is authentic, (3) administers an oath, if required, and (4) provides the notarial certificate attesting to the above.
       
  A Notary Public can:   A Notary Public cannot:
  • provide any notarial certificate allowed by law that the client requests   • certify copies of a Power of Attorney document or copies of their own Notary Public Journal
  • act as an impartial witness to a transaction or document execution   • certify copies of birth, death or marriage records
  • verify a signer is a willing participant, is aware of and understands the purpose and effect of a document   • knowingly notarize any document that is forged, incomplete, wrong or false, or contains any statements known to be false
  • certify copies of a Power of Attorney document or copies of their own Notary Public Journal   • discuss the contents of the document to be notarized, define the title or the purpose of such documents, or guide, assist, select or prepare documents.
       
       
 
What is a Notary Signing Agent?
  A Notary Signing Agent is a commissioned Notary Public who specializes in obtaining and notarizing the signatures of people involved in a Real Estate transaction
